Choose Kodi if you want free, open-source software that also runs on macOS, Linux or Raspberry Pi, with catch-up and recording through a PVR backend, and you do not mind setting up an add-on. Choose Anees TV if you want to enter an Xtream Codes login directly, with no add-ons to install, and get Fire TV from the Amazon Appstore.
Kodi is a free, open-source media center that plays IPTV through the PVR IPTV Simple Client add-on, with XMLTV guides and provider catch-up on many platforms; Anees TV is a dedicated IPTV player with a built-in Xtream Codes login and no add-ons to set up, on Android, Fire TV and Windows.

PVR IPTV Simple Client has no Xtream Codes username and password login. It can play an Xtream provider's M3U link and build Xtream-style catch-up links. Anees TV accepts the Xtream Codes server, username and password directly.
Install and configure the PVR IPTV Simple Client add-on under Settings, Add-ons, My add-ons, PVR clients. In Anees TV there is no add-on: you paste the playlist link or Xtream login when the app first opens.
Not with PVR IPTV Simple Client. Kodi records live TV only through a PVR backend that supports recording, such as Tvheadend. Anees TV does not record either.
Kodi's own guide installs it on Fire TV from outside the Amazon Appstore, by sideloading. Anees TV is listed in the Amazon Appstore.
